Important

At your arrive you have to pay 500,00 EUR of deposit (caution) in cash. That Will Be returned at the end of the week.

Reservation and conclusion of the contract

By making a written reservation (by e-mail), you enter into a contract with Villa Il Casolare. From that moment on, the rights and duties provided for in the contract (booking confirmation) and these conditions will take effect both for you and for Villa Il Casolare. You will receive a booking confirmation by email from Villa Il Casolare. If we do not receive any payment, Villa il Casolare reserves the right to cancel the reservation to confirm the reservation within the terms indicated.

Services and prices

Unless otherwise specified, the published prices are to be understood as weekly prices for the rental of the entire accommodation in the period indicated on the price column. The minimum stay is generally 7 nights (in high season) with arrival and departure on Saturday. Any exceptions must be confirmed in writing by the reservations office.

Terms of payment

The amount of the reservation must be paid in full at Villa Il Casolare before the start of the stay, in the following ways: 30% of the amount must be paid as a deposit at the time of booking. In the case of more "undated" reservations made less than 30 days from the date of the beginning of the stay, only the payment of the balance will be required. In case of late payment, Villa Il Casolare reserves the right to deny any service.The payment methods accepted are:

Cancellation costs

You can cancel your booking in the following ways:

up to 30 days before the start of the lease: 30% penalty on the stay fee;
from 50 days to 30 days before the start of the lease with a penalty of 50% on the stay fee;
from 29 days to 2 days before the start of the rental with a penalty of 80% on the stay fee;
1 day before the start of the rental or the day of arrival with a 100% penalty on the stay fee.
Any cancellation must necessarily be communicated in writing by email.

Generally the arrival is expected between 4 pm and 7 pm and the departure before 10 am. If you cannot respect the times indicated, you must promptly contact the key manager at the number shown on the travel documents. In the event that you are unable to occupy the apartment from the day or from the scheduled time due to problems occurred during the trip, traffic, strikes, or for personal reasons, no refund is provided. The same rule applies in case of early departures.

Employment capacity

The occupation of the apartment is limited to the number of people mentioned on the contract (including children and babies). The key manager may forbid the entry of excess people, even if children, or proceed with the immediate collection of the keys during the stay.

Obligations of the tenant

Security deposit
Upon delivery of the keys, a security deposit must be paid. The amount of the deposit and the method of payment (cash or credit card) are indicated on the travel documents. In the event that such payment is not paid, the delivery of the keys is not guaranteed.

Behavior
The tenant agrees to occupy the accommodation diligently, respecting all the rules of good neighborliness.

Kitchen cleaning
The cleaning of kitchen equipment, dishes and cutlery is the responsibility of the tenant (and is not included in the final cleaning).

Liability in case of damage caused by the tenant or other occupants must be immediately reported to the manager. The tenant is responsible for any damage caused by himself or by the other occupants. The same applies if the accommodation cannot be delivered to the next renter. The cost of the damage can be deducted from the security deposit.

Complaints and refund requests

If upon arrival or during your stay you find any damage to the accommodation or substantial differences compared to what is indicated on the booking confirmation, we recommend that you immediately report the problem to the keyholder. In case of timely failure to report upon arrival or during the stay, the holiday home will be considered free from any problems. External factors such as adverse weather conditions, the presence of stray dogs and insects or the state of the public roads are not to be considered eligible for the refund request.

Covid-19 cancellation policy

Requests for cancellation of a reservation (and the consequent issue of vouchers equal to the amount already paid at the time of booking) related to the impossibility of travel due to the covid-19 pandemic, will be accepted only if, the Italian national restrictive measures prevent free circulation on the national territory. The same system of reimbursement via vouchers is envisaged, in the event of lockdown or closure of the national borders of the country of origin of the guest.
